The Declaration of Protective Covenants, Conditions, and Restriction, also known as CCR’s or the Declaration details property owners Rights and Responsibilities.

Covenants are amended by a vote of the Owners.

The Article of Incorporation is the document written by the original property owner or Declarant, filed with the Las Animas County Clerk’s Office to create the Santa Fe Trail Ranch.

The Articles of Incorporation are amended by a vote of the Owners.

This document established Santa Fe Trail Ranch, look at it as our founding document, and any specific Owner’s Rights and Responsibilities are covered, clarified, and amended by the Covenant. Because the articles are the founding document it has been determined that there is no need to amend this document.

Policies are intended to detail those administrative and management actions not previously covered by our By Laws and in very few instances the Covenants.

Most Policy topics are determined by the State of Colorado’s State Legislature or General Assembly. There may come a time when a Policy is required to expound upon the content of the SFTR governing documents.

Firstly, policies are designed to maintain the existing rights and responsibilities of owners. Policies receive approval from the Board of Directors. Any modifications to owner’s rights and responsibilities are addressed through amendments proposed by the POA Membership, which are then subject to a formal vote.
